When was the 2027 coefficient published?

INE settles the coefficient in September and the notice is published in the Diário da República, Portugal's official gazette, in October. For 2027 it came out on 1 October 2026: Notice no. 24199/2026/2, in Diário da República no. 191/2026, Series II, setting the coefficient at 1.0256 (+2.56%).

The letter can go out now and must state this coefficient. What matters from here is the notice period, which is what the rest of this article covers.

What is the minimum notice for the tenant?

The law (article 1077 of the Portuguese Civil Code) requires 30 days' notice before the date the new rent takes effect. In practice, to leave a safety margin, we recommend 35 days: this covers the time CTT (the Portuguese post office) takes to deliver the registered letter plus the legal period.

The 35-day rule The letter must be received by the tenant at least 30 days before the effective date. Since a registered letter with acknowledgment of receipt (AR, the Portuguese version of certified mail with a return receipt) can take up to 5 business days to be delivered, it is wise to send it 35 days ahead to have margin.

Until when can I apply the 2027 coefficient?

You have a wide window: the 2027 coefficient can be applied throughout 2027 and up to 3 years afterwards. This means you can update in January 2027 or in August 2028 and it is still valid to use the 2027 coefficient.

The 3-year rule Coefficients expire 3 years after the year they refer to. In 2027, the coefficients that can be applied in a single letter are: 2025, 2026 and 2027 (earlier ones have already expired). If you have not updated in recent years, you can still recover part of the accumulated increase.

What about contracts less than 1 year old?

You cannot update. The law requires the contract to have been in force for at least 1 year before the first increase. If the contract started in March 2026, you can only update from March 2027.
