Updating rent in Portugal in 2027 comes with concrete rules and deadlines. The law requires 30 days' notice before the new rent takes effect, and the coefficient must be the official one published by INE (Instituto Nacional de Estatística, Portugal's national statistics institute). When is the 2027 coefficient published?
INE publishes the coefficient every year in October, through a Notice ("Aviso") in the Diário da República, Portugal's official gazette. The coefficient for 2027 is expected in October 2026.
You cannot send a formal letter before that publication: the legal document must state the official figure. Until then, you can only plan using estimates.
What is the minimum notice for the tenant?
The law (article 1077 of the Portuguese Civil Code) requires 30 days' notice before the date the new rent takes effect. In practice, to leave a safety margin, we recommend 35 days: this covers the time CTT (the Portuguese postal service) takes to deliver the registered letter plus the legal period.

Assuming you want the new rent to take effect in a specific month:

Until when can I apply the 2027 coefficient?
You have a wide window: the 2027 coefficient can be applied throughout 2027 and up to 3 years afterwards. This means you can update in January 2027 or in August 2028 and it is still valid to use the 2027 coefficient.
What about contracts less than 1 year old?
You cannot update. The law requires the contract to have been in force for at least 1 year before the first increase. If the contract started in March 2026, you can only update from March 2027.
What to do now
Until the official coefficient comes out in October 2026:
