The 2027 INE coefficient, the annual rent update coefficient published by INE (Instituto Nacional de Estatística, Portugal's national statistics institute), will be published in October 2026 through a Notice ("Aviso") in the Diário da República, Portugal's official gazette. Until then, only estimates exist. This article explains when exactly it comes out, how INE calculates it and what the currently expected provisional figure is.
When does the 2027 INE coefficient come out?
INE publishes the coefficient every year in October, through a Notice in the Diário da República. The coefficient for 2027 will be published in October 2026. The exact date is not fixed, but in recent years the Notice was published between mid and late October:

How is the INE coefficient calculated?
The rent update coefficient is calculated from the average variation of the Consumer Price Index (CPI), excluding housing. The calculation uses the CPI variation over the 12 months from September of the previous year to August of the year of publication.
For the 2027 coefficient (to be published in October 2026), INE will use the CPI from September 2025 to August 2026. The formula is set out in Law no. 6/2006 (the NRAU, the Portuguese urban lease law), article 24.
Why is the estimate +2.56%?
The provisional estimate of +2.56% is based on INE CPI data through August 2026 (flash estimate): the average variation of the CPI excluding housing over the last 12 months was 2.56%. It is the best approximation available for the coefficient, which is only closed with the August 2026 data.
Keep in mind: this is still an estimate, to be confirmed when INE publishes the official figure. The official coefficient depends on the actual CPI data published up to August 2026.
What to do until October 2026?
If you have not yet increased the rent for 2026, that is the priority. The 2026 coefficient is already official: +2.24% (coefficient 1.0224). You can send the registered letter now.
For 2027, you can use the provisional calculator (calculator in Portuguese) to estimate the impact, but the letter can only formally be sent after the official coefficient is published.
