The 2027 INE coefficient, the annual rent update coefficient published by INE (Instituto Nacional de Estatística, Portugal's national statistics institute), is out: Notice no. 24199/2026/2 was published in the Diário da República, Portugal's official gazette, on 1 October 2026, setting it at +2.56% (coefficient 1.0256). This article explains when it came out, how INE calculates the coefficient and where the number comes from.
When did the 2027 INE coefficient come out?
It came out on 1 October 2026: Notice no. 24199/2026/2, in Diário da República no. 191/2026, Series II. INE publishes the coefficient every year in October, on no fixed date:

How is the INE coefficient calculated?
The rent update coefficient is calculated from the average variation of the Consumer Price Index (CPI), excluding housing. The calculation uses the CPI variation over the 12 months from September of the previous year to August of the year of publication.
For the 2027 coefficient, INE used the CPI from September 2025 to August 2026, a series that closed on 10 September 2026. The formula is set out in Law no. 6/2006 (the NRAU, the Portuguese urban lease law), article 24.
Why is the coefficient +2.56%?
The figure of +2.56% comes from the CPI data INE published on 10 September 2026 (the final August CPI): the average variation of the CPI excluding housing over the last 12 months was 2.56%. That is the complete series the law requires, and it is the number the notice of 1 October 2026 formalised.
It stopped being an estimate on 10 September 2026, when the final August CPI confirmed the number the 31 August flash estimate had pointed to. On 1 October 2026 the notice in the Diário da República formalised it.
What to do now the notice is out?
For 2027 the letter can go out with the 1.0256 coefficient. For the new rent to apply from January 2027 it must reach the tenant by 30 November 2026. And if you have not yet increased the rent for 2026, you can do both: the 2026 coefficient is +2.24% (1.0224).
