The rent update coefficient for 2027 in Portugal has not been published yet. The official figure will be released by INE (Instituto Nacional de Estatística, Portugal's national statistics institute) in October 2026. Until then, we can only work with estimates. This article explains what we know, what the provisional estimate is and what landlords can do right now.
What is the estimate for 2027?
Based on the Bank of Portugal's inflation projections for 2026, the provisional estimate for the 2027 rent update coefficient is +2.00% (coefficient 1.0200). This figure is indicative and may go up or down depending on how the Consumer Price Index (CPI) actually evolves between August 2025 and July 2026.
When does the official coefficient come out?
INE publishes the coefficient every year in October, through a Notice ("Aviso") in the Diário da República, Portugal's official gazette. In 2025, for example, the coefficient for 2026 was published in October 2025 (Notice no. 23174/2025). Following the same calendar, the coefficient for 2027 will be published in October 2026.
As soon as the official figure is known, this page and the calculator will be updated with the definitive coefficient.
What can you do now?
If you have not yet increased the rent for 2026, that is the priority. The 2026 coefficient is already official: +2.24% (coefficient 1.0224). You can send the registered letter now and the new rent takes effect after the 30-day legal notice period.
For 2027, you can use the 2027 estimate calculator (calculator in Portuguese) to get an idea of the expected impact, but the letter can only be sent after the official coefficient is published in October 2026.
