The rent update coefficient for 2027 in Portugal is +2.56% (coefficient 1.0256), and it is now official: Notice no. 24199/2026/2 was published in the Diário da República on 1 October 2026. The letter to the tenant can go out now, and for the new rent to apply from January it must reach them by 30 November. This article explains the figure, the calculation and the deadlines.
What is the 2027 coefficient?
With the final August 2026 CPI, published by INE on 10 September, the 2027 rent update coefficient is +2.56% (coefficient 1.0256), matching the average variation of the CPI excluding housing over the last 12 months. The notice formalising it was published on 1 October 2026.
When did the official coefficient come out?
INE settles the coefficient in September and the notice is published in the Diário da República in October. For 2027 it came out on 1 October 2026: Notice no. 24199/2026/2, in Diário da República no. 191/2026, Series II, setting the coefficient at 1.0256. The year before, the 2026 coefficient had been published on 19 September 2025 (Notice no. 23174/2025).
With the notice published, there is nothing left to wait for: the letter can go out.
What can you do now?
If you have not yet increased the rent for 2026, that is the priority. The 2026 coefficient is already official: +2.24% (coefficient 1.0224). You can send the registered letter now and the new rent takes effect after the 30-day legal notice period.
For 2027, use the 2027 calculator (calculator in Portuguese) to work out the exact impact and send the letter: the notice is published. The deadline is what matters now, the letter must reach the tenant 30 days in advance, so by 30 November 2026 for the new rent to apply from January 2027.
